Construction Project Manager
Location:   Cincinnati, OH
Salary:   $100,000 - $120,000 + bonus + upside

CLIENT SUMMARY:
Based in Cincinnati, Ohio, STNL Development was founded five years ago by two real estate development veterans. They have built a team of 16 and have completed over 200 projects in 21 states, delivering single tenant net lease development projects for clients with aggressive growth strategies. From market research/site selection through due diligence/approvals and construction/delivery, they partner with their clients to help them achieve their goals.
JOB SUMMARY:
The Construction Project Manager will report to the Design & Construction Manager (CM) and will be responsible to manage the design, construction and turn-over of assigned build-to-suit, renovation, and acquisition projects.
KEY JOB RESPONSIBILITIES:
- Serve as the owner/developer (STNL) representative and advocate in all construction matters.
- Maintain historical data base of project costs. Utilize the data to establish construction budgets, based on prototypical designs on specific sites.
- Provide construction estimates at various times during the development cycle, including schematic-level through detailed unit estimates, often performed based on limited design documents.
- Prepare and issue the bid package to general contractors, including developing scope documents, answering questions during the bid period, providing comparative analysis, recommending award.
- Ensure the accuracy of all construction plans and drawings.
- Review, and recommend for approval, general contractor’s proposed contract for conformance with agreed upon terms and process for execution by the appropriate entity signatory; work with STNL legal counsel as needed.
- Work closely with general contractor throughout the project to meet STNL standards for quality, schedule, and cost.
- Maintain project design and construction-related task lists, including responsibilities and timing.
- Develop and maintain project timelines based on approved schedule.
- Monitor and thoroughly understand construction status on assigned projects, through on-site visits, weekly project calls and weekly reports to client.
- Coordinate application and receipt of NPDES/SWPPP submittals and permits. Monitor site work for compliance and confirm submittal and approval of termination notices.
- Provide contract financial tracking, including review, approval, and processing of pay requests, change orders and miscellaneous invoices.
- Manage the project delivery process, including preparation and completion of punch lists on assigned projects.
- Expand the roster of qualified general contractors capable of performing in various regions.
IDEAL CANDIDATES’ QUALIFICATIONS AND EXPERIENCE:
- Thorough understanding of real estate development, and the design and construction process.
- Experience with RETAIL industry development, experience with national build to suit projects highly preferred.

- Organized, systematic thinker capable of tracking multiple projects in multiple markets, at various stages of completion.
- Strong problem-solving skills – being resourceful and creative to overcome obstacles.
