CLIENT SUMMARY: 

Based in Cincinnati, Ohio, STNL Development was founded five years ago by two real estate development veterans. They have built a team of 16 and have completed over 200 projects in 21 states, delivering single tenant net lease development projects for clients with aggressive growth strategies. From market research/site selection through due diligence/approvals and construction/delivery, they partner with their clients to help them achieve their goals.

 

JOB SUMMARY:  

The Development Executive is a member of the STNL development and construction team, together with the Dealmaker/Client Manager/Team Leader (TL), and the Design & Construction Leader (CL). This role is responsible to complete the due diligence and obtain required entitlements for all client-approved STNL build-to-suit projects.

 

KEY JOB RESPONSIBILITIES: 

  • Work closely with the team Leader (TL) to complete market and site research and client tours 
  • Work with TL to complete key tasks in preparing a project to be considered by client, including:
  • Executed land purchase agreement
  • Preliminary due diligence
  • Preliminary site plan
  • Preliminary development and construction schedule
  • Preliminary construction pricing
  • Preliminary budget and pro forma
  • Tenant LOI and real estate committee (REC) required materials
  • Coordinate with the TL and CL to hire and manage all service providers to complete land due diligence, including survey, title, environmental, and geotechnical.
  • Upon client approval, lead all aspects of project development through construction commencement, as follows: 
  • Coordinate with TL and CL to hire and manage the service providers to complete site design, including architectural and civil engineering, and including coordination with the client and governmental entities.
  • Obtain governmental approvals and permits, including zoning, site, access, utility, construction, and any other entitlements required to complete the project.
  • Prepare a detailed due diligence and entitlement timeline, including client process requirements; provide regular review and update with all parties.
  • Support TL in obtaining an executed lease. Help TL complete all lease deliverables and client communication.
  • Coordinate with STNL financial personnel, TL, and CL to support on-time financing and land closing, and construction commencement.
  • Manage project costs and budget; provide timely budget updates and projections. Work with STNL financial personnel and CL regarding project invoices, change orders, budgets, contractor pay applications, lien waivers, bank draw process.
  • Work with CL to deliver a project that meets all client requirements for quality and schedule.
  • Provide support to TL for all client communications. Provide updates to TL for weekly client progress reports.
  • Assist broker in the sale of the asset by providing Seller’s deliverables and other material as required by Purchaser.
  • Work with STNL personnel to recruit, hire, train and manage development project managers to handle day-to-day project needs.

 

IDEAL CANDIDATES’ QUALIFICATIONS AND EXPERIENCE:

  • A thorough understanding of the development and construction process.
  • Experience with RETAIL industry development, experience with national build to suit projects highly preferred.
  • A dedication to providing an industry-leading product and service.
  • Demonstrated success managing multiple projects in different markets simultaneously.
  • Strong problem-solving skills – being resourceful and creative to overcome obstacles.
  • Strong rapport with all client personnel, outside service providers, government officials.
  • Effective and timely communication with all project stakeholders and decisionmakers.
  • May work remotely, with the ability to travel to Cincinnati for monthly meetings and as needed.
