ABOUT THE COMPANY 

In 1954 Bob Koetter Sr. and his wife Gladys started a small business framing residential homes. At that time, it was called “Bob Koetter Construction”. In addition to framing houses, on nights and weekends Bob and Gladys worked on their family farm in Floyds Knobs, Indiana all while raising their 5 boys. Now a third-generation family business, The Koetter Group is owned by all five of Bob & Gladys’ sons, Phil, Jack, Kenny, Bob Jr., and Wayne.

Built on tradition and specializing in Construction, Real Estate, Building Services and K-RAX, The Koetter Group has grown into one of the largest full service, design-build general contractors and commercial developers of Southern Indiana and the Greater Louisville Kentucky area.

The Koetter Real Estate Services (KRES) division offers a full range of development services from project concept to completion. The team handles everything from master planning and land use analysis to site grading, utility and roadway design. They also navigate zoning approvals, permitting, and budget preparation, ensuring a smooth, efficient process for clients every step of the way. This role is in the office 5 days/week split between Koetter’s Headquarters in Floyds Knobs, IN and their office in Jeffersonville.

 

WHAT YOU’LL BE DOING 

With a growing backlog of projects and proposals, KRES is looking for a development investment analyst to join their team.  Reporting to the Division President, your responsibilities will include:

  • Financial analysis: Compile and analyze financial data to assess a property’s financial viability, including potential cash flow and return on investment.
  • Property valuation: Carry out property valuation using various methods, considering factors such as age, location, and condition to determine present and future value.
  • Market research: Conduct market, site, and new business opportunities research to gain insights into real estate trends, prices, customer preferences, and foreclosure rates.
  • Report preparation: Develop forecast models and analysis; prepare detailed reports to aid in decision-making processes.
  • Investment evaluation: Evaluate potential properties and investment opportunities, providing sound investment advice. Conduct preliminary project due diligence and proforma modeling.  Identify any potential project risks and concerns.
  • Manage the division opportunity pipeline. Ensure new opportunities and leads are tracked in the pipeline. Ensure tasks are assigned and completed in a timely manner. Provide pipeline metrics for management reporting.
  • Participate in customer/client meetings and follow up as appropriate on project needs.
  • Maintain relationships with customers, brokers, and other Koetter business divisions.
  • Recommend and implement standardized processes and process improvements focused on streamlining and automation.

 

IDEAL CANDIDATE QUALIFICATIONS AND EXPERIENCE

  • Bachelor’s degree required; finance, accounting, economics, real estate preferred.
  • 5+ years of relevant financial experience; preferably including budgeting, forecasting, analysis, and modeling.
  • Advanced Excel skills including experience working with and summarizing large data sets.
  • Strong time management and the ability to meet tight deadlines with limited supervision
  • Demonstrated ability to be proactive, analytical, and use critical and strategic thinking to solve complex problems
