Towne’s apartment division manages 20,000 units across Ohio, Indiana, and Kentucky, with 50% of their properties Class A&B properties.  They are consistently recognized as a top management company for resident satisfaction, which is due to the fact that their average management tenure with a property is 7 years or more.

Due to continuing portfolio growth in the Columbus Market, we are seeking a LIHTC Area Manager to join and manage a portfolio of 5-7 properties.  You will report to the Columbus Apartment Division Regional Vice President.

 

WHAT YOU’LL BE DOING

The LIHTC Area Manager will oversee the operational activities of 5-7 LIHTC residential communities with significant unit count ensuring they are properly protected and maintained to enhance their value maximizing the financial return for the owners and for the benefit of the residents and communities.  Responsibilities will include:

Leadership and Client Management

  • Serve as the liaison between property owners and the onsite team, ensuring effective communication and alignment of objectives.
  • Communicate frequently with the Regional Vice President while assisting with the execution of the portfolio’s short and long-term goals.
  • Hire and onboard new hires—office and regional support staff.
  • Conduct performance evaluations and recommend compensation for the team.
  • Coach and mentor Community Managers and their teams for professional development and performance improvement.
  • Reinforce the company’s core values throughout the organization.
  • Build company morale and enhance employee engagement.

Financial Management

  • Create and approve community/property budgets to meet financial objectives.
  • Review monthly financial reports and delinquency rates, approve payables, and manage finances accordingly.
  • Assist in managing renovation and capital expenditure projects to enhance property value.
  • Audit and ensure compliance with LIHTC regulations for all applicants and tenants.
  • Prepare mandated reports and monitor essential documentation to ensure continued compliance of properties operated under the guidelines of Section 42 of the Internal Revenue Code.

Operational Leadership

  • Oversee all operations of communities within the portfolio to maintain compliance with
  • standards and objectives.
  • Maintain up-to-date knowledge of property conditions, market position, resident relations, etc., within the portfolio.
  • Regularly visit properties to provide guidance, support Community/Property Managers, and assess the physical assets of the property.
  • Make recommendations and assist Property Managers and Community Managers as they assess the need for major repairs and/or services, research bids, prepare budgets and all other essential matters.
  • Coordinate schedules and monitor staff for performance to ensure tasks are completed in a thorough, timely, quality and cost-effective manner.

 

IDEAL CANDIDATE QUALIFICATIONS AND EXPERIENCE

  • College degree preferred
  • Professional designation of a Certified Apartment Portfolio Supervisor (CAPS) desired
  • 3+ years’ experience with LIHTC mandatory
  • Experience managing multiple (3+) properties
  • Experience with 3rd party property management/working with property owners helpful

This is a hybrid model opportunity based in Columbus, Ohio. This leadership role will require a presence both in the office and at the properties; some work from home will be permitted.
